How is the commission with VAT calculated?
The commission is the sale price times the rate, and VAT is then added on that commission. A 400,000 sale at 3% with 20% VAT gives 14,400 including VAT.
Is VAT charged on the whole sale?
No. VAT applies to the agent's commission, not the property price itself. So it is calculated on the commission figure, not the full sale amount.
Is VAT added to the sale price or just the commission?
Only to the commission. VAT is a tax on the agent service, not on the property itself. So a 3 percent fee with 20 percent VAT costs 3.6 percent of the price, not more. The sale price is never taxed by this fee.
Who pays the agent commission, the buyer or the seller?
In most markets the seller pays it, but local custom varies. Some places split the cost between both sides. Your contract is what decides it, so read it before you sign. This tool just shows the total fee owed.
Why does my agent quote a rate without VAT?
Many agents quote the rate before tax by habit. The VAT is added later on the invoice, so the final bill is higher. Always ask if a quoted rate includes VAT. This calculator shows the full cost so there are no surprises.
